Suite Homes include a basement Accessory Dwelling Unit (ADU) suite built beneath a modestly sized, newly constructed two-story owner-occupied single-family home. This product allows the single-family homeowner to subsidize their mortgage by renting out their built-in ADU unit.
The “Suite Home” allows the owner to live in the main home while renting the ADU to offset mortgage costs. This makes Boise homeownership more attainable—without the typical government red tape around affordable housing. Traditional homes, with built-in affordability, however you choose to use them.
A Suite Home is an innovative product of IHS. Each Suite Home offers a full basement Accessory Dwelling Unit (ADU) to help homeowners defray rising mortgage costs in Boise or to house a loved one who’s close by while providing for their own fully functional living space. This innovative addition offers a smaller apartment living/rented/Airbnb unit built below these standard single-family homes to accommodate unique family needs or to be rented - further offsetting typical mortgage costs. These small, self-contained units create a sense of connectivity and togetherness; by integrating ADUs into residential neighborhoods, the community benefits, too, as they enable new opportunities for interaction, support, and collaboration among neighbors. In this way, accessory dwelling units truly open the doors to a more harmonious and closely-knit community.
